To Amendment for Repairs
Seller, at Seller’s expense, to complete the following repairs using a licensed professional and
providing copies of invoices to the Buyer for review prior to closing (See Attached Inspection Report
dated 2/22/2010):
1) Complete catwalks in attic as noted. $0 because it was taken care of by the builder at our request, This was a 1 ft piece of plywood nailed in
2) Install insulation in attic where noted as missing under water heater and furnace platforms. $0....it was a 3 inch by 10 inch piece of insulation put in, again by the builder at our request.
3) Repair door latch at Master bathroom and repair/reinstall front door to correct sagging due to
a lack of blocking and fastening to the frame as noted....LOOK UP in the bathroom...the lock is on the TOP OF THE DOOR...$0 out of our pocket and the front door not a problem but 'rehung' by the builder at our request.
4) Apply anti-oxidant paste to the lugs at breaker box and replace breaker for oven with
appropriate sized breaker per manufacturer’s recommendation. $0 out of our pocket....Paste applied by the builder at our request, oven just fine and no breaker needed...LOOK at the oven and OPEN the oven....
5) Replace windows in Master bedroom or provide evidence that these windows are indeed
safety glass per code in effect at time of construction .$0 out of our pocket. ...Window manufacturer submitted letter stating the windows were, in fact, to code....WAIT...they want ANOTHER letter from another window company...again, letter written....WE LIVED THROUGH A HURRICANE WITH NO PROBLEMS with the windows.
6) Downstairs HVAC system to be serviced to correct cooling differential deficiency. $200 out of pocket for the company to come and test and write a letter saying our air conditioner was at the correct cooling differential deficiency...they checked it the appropriate way.
7) TPR valves on both water heaters to be replaced and the gas vented appliance flues to be
extended per report. $178.00 out of our pocket..Valves looked at and deemed not needed to be replaced at this time, service call charge..FOR NO REASON!!! Gas vented appliance flues...$450.00 total... to be checked for the 3rd time tomorrow morning.....1 by the builder, 1 by the plumber and this next time by the air conditioner company(another service call) to say they are up to code and just fine....
8) Auto-reversing mechanism on garage door to be adjusted to reverse as noted....$0 out of our pocket....1 husband bending over at the waist and turning the sensor around. Thanks Tony!!
9) Repair all sprinkler system related items. $50.00 out of pocket for an inspection that said all zones th inspector referred to were non- existent ... OPEN the sprinkler system cover...we do NOT have 7 zones, we have 5...that is why the 2 zones don't respond to the controls.
1 very stressed out and anxious mom....PRICELESS!!!
We still do not have the buyers signed off.......waiting...waiting....waiting...NOT FUN!!!

Ouch. I think I would have lost it long ago. How frustrating! Thank goodness it will all be over soon. Hang in there.
